information for tenants

If you are rentng a property managed by us we want to make this as easy as possible for you.  We realise that for the period of the tenancy, this property is your home, and we therefore provide the following points to try ensure your tenancy is a happy one, and to enable us to offer you the best possible service.

Rental Payments.
Rent should be paid in advance by automatic payment into our bank account. You should contact us immediately if you are having any difficulty paying the rent. Non payment of rent is taken seriously and arrears will result in an immediate 10 day letter and further action through the tenancy tribunal if necessary.

Bond Payment.
Bond equivalent to 3 weeks rent will be paid to us when you sign up your tenancy. The bond is then sent to The Department of Building and housing (we do not hold the bond). An application for the bond (or part thereof) to be refunded at the end of the tenancy will only be made after a final property inspection, confirmation all rents are up to date and all keys have been returned.

Inspections.
At the start of your tenancy you will complete a property inspection with your property manager. At regular intervals during your tenancy we will carry out routine inspections at the property. You will be given ample notice of when this will occur. The property will be inspected at the end of your tenancy and this may impact on your bond refund.

Repairs and maintenance.
Please use our property repair / maintenace request form for all maintenance and repair issues you identify.  We will endeavour to carry out all non urgent work as soon as possible however we may need to gain the landlords consent prior to proceeding.

Residential Tenancies Act 1986.
You have rights and we take our responsibilities under the Residential Tenancies Act 1986 seriously. Please ensure you are aware of your rights and responsibilities as a tenant. For more information please refer to your Tenant Pack or go to www.dbh.govt.nz or call 0800 TENANCY.

Please make sure you read your Tenancy Agreement and Tenant Pack to ensure you understand your rights and responsibilities.
